Another technician came for scheduled maintenance, and a part broke while he was servicing. Jackson & Sons sent Luis quickly to reoair the part, and at no charge. I am so glad I changed from another company who broke my attic ladder and never reported it to me, much less cover the repair. Upon arrival tech found compressor/condensing fan not running due to open low pressure switch. Found system out of refrigerant, inspected evaporator coil and quickly noticed obvious leak area at coil. Heavy signs of refrigerant spray/film in bottom corner of drain pan. Customer approved estimate to replace coil, order and schedule repair.

Cleaned and flushed drain pan & lines, tested electrical and temperatures, changed air filters. — Found thermostat not satisfied and calling for heat upon arrival. System uses hot water for heating. Observed return temperature of 63 at thermostat, with supply temperature of 70. Found insufficient temperature difference in heat mode. Location seems to have water heater turned off. Acceptable temperature difference in cooling mode, with a supply temperature of 50 and a return of 67. — Customer was not on site to confirm if water heater is off. Did not observe any hot water when running at bathroom sink (after turning hot water valve to sink on). Made attempt to contact customer to confirm if water heater was off. No answer from customer, and was unable to locate indoor breaker panel. Left message with customer.

Performed ESA on both systems, thoroughly cleaned both systems. Found dual run capacitor testing weak at condenser of main system. Replaced and tested after approval. Found no further challenges with either system, both are operating properly at this time. Customer extended PSA on both systems.

Apon arrival tech found 60 amp breaker supplying air handler to be tripped tech reset and ran system and found no challenges with sys to be causing the trip tech did notice breaker to be getting hot tech suspects breaker to be failing tech also found the suction line to have a kink in it tech checked pressures doesn’t seem to be causing and issues at the moment. Due to the age of the system and the unit running a lot on the summer time the customer would like to have a field supervisor come out to quote a new system so they can plan on replacement. Tech did recommended having the system maintenance customer agreed and asked for a brochure sent estimate on maintenance plans.

Thermostat satisfied at 70 degrees upon arrival. - Tech initiated two full defrost cycles, observing normal operation and no abnormal sounds. Confirmed refrigerant charge per PT chart. Advised customer that the defrost cycle will appear louder than normal due to weather conditions and low outdoor temperatures. - Customer will contact office regarding service agreement. System is operating normally at this time. Thermostat satisfied at 72 degrees upon departure.

- Customer recently had propane tank refilled. - Tech found open rollout switch upon arrival (1 of 4) and reset for testing. Observed normal operation for approximately 20 minutes. Confirmed inlet LP gas pressure; outlet set screw is stripped. - Performed manometer leak test on heat exchanger and found no issues. - Recommended system replacement on account of age and condition and recommended replacing the draft inducer assembly, advising customer signs of bearing failure. Advised customer no return filter is present in the return grill and recommended installing one. - Recommended a service agreement; customer declined agreement a recommended repairs, advising that the home is on the market. System is operating normally at this time.

Recommend replacing 30 A 1 Pole Contactor. Provided estimate for contactor. —System 2 - 2024 Champion 4 Ton Gas Package: Front/Offices: System operating correctly at this time.

GAS RTU #2 - Flushed pressure switch tube and inlet port, confirmed clean flame sensor and igniter. System is operating normally at this time. GAS RTU#3 - Found hard lockout fault code (exceeded failed ignition attempts) upon arrival and reset for testing. Noted no inlet natural gas pressure on gas valve and confirmed open shutoff valve and regulator. - Adjusted regulator and observed normal operation and proper gas pressures for approximately 5 minutes and shut off due to low gas pressure. - Regulator (5LB) is failing and needs to be replaced. Customer approved part order. Please call customer with part ETA. System #2 is operating normally at this time.
