House is a slab style house. Has a leak inside the wall behind the kitchen cabinets. Advised the customer that we don’t get into work like this.

Tech performed service on goodman package unit. Tech did not perform inside work due to customer not being at home during service. Tech left (1) 20x20x1 filter with pen and notepad on front porch. Found no other challenges at today’s visit.

Installed plasma air purifier on downstairs unit after customers approval. Tech found 45/5mfd capacitor for downstairs unit to be reading weak. Replaced dual run capacitor after customers approval. Customer stated would like tech to come for all future maintenances. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.

Performed CMA full service on 3 gas furnace a/c split systems. - There are 4 split systems at location, only 3 of the systems are under our maintenance agreement. - Split system #2 is under agreement with different company. -Split system #4 blowor motor capacitor rated 10 mf tested weak at 9.05mf. Capacitor is due for failure, recommend replacement of capacitor. - There is an estimate attached to this invoice for replacement of BLOWOR motor capacitor. - Gas furnace #3 cabnet doors are in bad condition and tech could not get access to evaporator coil due to door bolted to brace from ceiling and flute pipe in front of door. - All systems are performing and heating properly with a delta T of over 20 degrees. - Tech flushed drain lines and added condensate treatment tablets to drain pans. - All electrical components were within correct specifications. - Tech completed filter change of 2-20x25x1 filters. - FIKTER change not complete, tech will return with 3-20x25x1 filters and 1-14x14x1 fil

{1968 Carrier Packaged Heat Pump - Chapel} — Tech found metal cap designed to shield the condenser fan motor from rain was insecure and making contact with fan blades during operation. — Noted motor lubricant accumulating on the underside of the motor and noted that the motor is open-winding on both ends. Motor shaft is not firmly seated and has a lot of play. Recommended replacing fan motor with correct model; customer opted not to replace at this time. — Customer authorized tech to re-secure rain shield to condenser fan motor and expressed interest in running the system until a major repair is needed. Customer acknowledged equipment age and condition and that this repair is not a permanent solution. System is operating normally at this time. Emailed bill.

- Customer informed tech that the system made a loud noise during defrost cycle. Confirmed proper defrost operation and tested defrost sensor. - Advised customer that the inclement weather conditions can cause variations in refrigerant pressure and explained defrost sequence. Customer stated that the fan blades accumulated ice and contributed to the abnormal sounds. System is operating normally at this time.

Thermostat was off upon arrival, tech detected the roll out switch tripped, as tech reset the switch, the thermostat came back on. Tech checked the flames and found them dancing around bad and rolling back. Tech checked the heat exchanger for cracks and found no visible cracks on the tubes as far as tech was able to see, but did find 2 cracks in the firewall on where the flames roll back the most, gas outlet pressure was set to 11.4 and needs to be on 10.5. Heat exchanger exhaust is full of soot prior to previous tech arriving. Tech recommended to replace the heat exchanger due to the 2 cracks found on the fire wall or have a field supervisor provide a better solution. Customer only approved the system test operation for today and received approval from our office to allow payments for today’s visit. System is down until the homeowner decides what he wants to do and also if our office can work a payment option for him as well.

Found the condenser fan blades frozen due to ice build up, tech removed the ice obstacles and fan started operating. Tech checked the electric heat and found a common wire loose from the terminal block. As wired was secured back in place and electric heat engaged, supply temperature of 115 degrees. Tech educated the homeowner about our maintenance plan and decided to approved the repairs for today and declined our maintenance plans for now. System is back heating.

Tech replaced the service disconnect and operated the system in heat afterwards, tech did informed the homeowner that the smell should go away slowly as the system operates. Customer is a worry free warranty member. System is back heating. System less than 2 years old.
