Area in question for temperature difference is added on and furthest away from package unit and thermostat. Hallway leading to area is closed off and 1 of 4 supply vents in located in that area. Requested that vent stay closed and doors to not be left open which would help with air circulation. Also found 2 of 3 remaining supply vents in area closed. Opened vents and verified proper airflow. Added missing filter to return as well. Unit was installed recently.

Did not have vent screw needed on hand. Will need to return.

Upon arrival tech found failed 30 amp breaker, replaced after approval and attempted startup of system. System did not ignite, found gas inlet getting over 50” WC of gas pressure. Valve was not opening due to high pressure. Replaced regular after approval, inlet pressure is now correct as well as outlet pressure. System is back up and heating. Recommended investing in maintenance agreement.

Tech washed and serviced unit and found air handler not to be equipped with ez trap and or primary float switch or condensate drain line insulation. Tech recommended all 3 products customer would like to thing on and and look over estimate and try to have it installed before summer. Tech found no other challenges at this time. Unit is up heating and cooling properly at this time.

Tech preformed preventative maintenance and serviced both the split system and the package system. Tech found package systems blower to have excessive microbial growth. Tech recommended media filter and plasma air. Customer invested in media filter. Tech will need to thoroughly check blower next visit to and let customer know of the condition of the blower. Tech cycled heat in both systems to ensure both systems are heating properly for the winter months. Both systems are up and running with a delta t of 24 and 25.

Tech washed and serviced unit and found no challenges at this time. Tech replaced uv.

Tech found a blown low voltage fuse. O wire is shorted against suction line. Tech repaired short and replaced fuse. System is operating properly.

Tech found the thermostat programmed as a conventional system due to the bad feature that the trane624 thermostats have, tech provided an estimate to invest into our maintenance plan and to upgrade the thermostat to prevent having reset challenges. System is operating properly at this time in heat and cool.

—Performed CMA Inspection on 1 Split System Gas Furnace and 1 Mini Split Heat Pump. -Main Building/Office - 2005 Trane 5 Ton Split Gas Furnace: Compressor showed caution range on medium test. This indicates that motor windings insulation is deteriorating and compressor may be due for failure. Installing a compressor Hard Start Kit may prolong life of the compressor. Provided estimate for installation of Hard Start Kit. UV Lamp installed above evaporator coil does not illuminate. Recommend replacing lamp. Provided estimate for new lamp. -Both systems working without challenges at this time.

Tech washed and serviced unit and found no challenges at this time. Unit is up and heating and cooling properly at this time with a delta t of 20 plus.

Tech serviced gas pack and found no challenges at this time. Tech noticed no running water and wa able to clean coils. Tech knocked and pressed the doorbell nut received no response. Customer renewed ESA 1 system monthly.

Tech found a dual fuel gas pack working properly in heat pump mode, but with gas heat, the inducer was noisy and not producing an induced draft. Tech found the blades broken off the wheel and bouncing around in the exhaust. Tech replaced inducer motor and found normal operation. Heat exchangers in good condition.

- Customer informed tech that the inducer fan made a loud metallic noise before it was no longer heard when turning on. - Tech found failed inducer fan wheel and motor. Received approval and replaced with a new draft inducer assembly. - Tech had to customize pressure switch inlet tube during installation to achieve desired results with the retrofit assembly. - Inspected the heat exchanger and confirmed no cracks or lacerations, - Confirmed proper operation with 4 start-stop cycles and temperature performance reading 75.0/117.7. - Inspected burners and recommended customer inquire about replacing during next visit. System is operating normally at this time. Thermostat set to 70 at tech departure.

TECH PERFORMED CMA FULL SERVICE ON 1 PTAC SYSTEM. TECH CHECKED TEMPERATURE OF SYSTEMS OUTPUT, SYSTEM IS COOLING PROPERLY. TECH CLEANED FILTERS AND PUT FILTERS BACK INSIDE SYSTEM. TECH CLEANED OUTSIDE CABNET OF SYSTEM AND RAN A LEAK TEST ON THE EVAPORATOR AND CONDENSER COILS. THERE WAS NO LEAK DETECTED AND SYSTEM IS PERFORMING PROPERLY AT THIS TIME.

TECH PERFORMED CMA FULL SERVICE ON 1 PTAC SYSTEM. TECH CHECKED SYSTEM TO ENSURE PROPER COOLING. TECH LEAKED CHECKED EVAPORATOR AND CONDENSER COILS. TECH CLEANED FILTERS AND ENSURED THERMOSTAT IS FUNCTIONING PROPERLY. SYSTEM IS PERFORMING PROPERLY AT THIS TIME.

Tech washed and serviced unit and found no challenges at this time. Customer uses their own filters. Customer wanted to wait for renewal when new system is installed.

Emailed proposal to replace 2 ton package heat pump.

Performed CMA Full Service on 1 Split Heat Pump System. No challenges found today. System was tested in cooling and heating with the additional heat strips. All systems worked at today’s visit. Manager/office personnel were not on site at the conclusion of service. Email sent to address on file. Filters - old filter replaced and disposed of.
