Tech found system calling for aux heat but only running heat pump heat. Tech found no 24v at w. Thermostat sends power to w then goes through outdoor thermostat before going to heat strip relay. Outdoor thermostat is set to 45 and it’s 30 outside. Tech increased outdoor thermostat temp all the way up before the thermostat closed indicating a failed outdoor thermostat. Tech explained the outdoor thermostat is an accessory and is not necessary, but can be replaced. Tech also found the only one heat strip running due to a failed fuse link. Customer wanted to bypass the thermostat to have 1 heat strip working and get quotes emailed for other repairs.

Tech performed service on trane package unit. Tech did not have 16x30 filter. Will have to return for filter. Tech did not inspect ductwork due to customer losing key for gate to get access. Delta t is within specification and customer is satisfied with today’s service. Found no challenges at todays visit.

Tech performed service on Ruud package unit. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.

Tech performed service on rheem package unit. Customer requested that batteries would be changed in thermostat. Tech changed batteries. All ok at this time. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.

Tech found coil does have dirty sock smell but noticed the smell seemed more like a dead animal smell. Mobile home ducts are built into the home and are non replaceable. Tech would recommend calling to see if they can be cleaned. Tech also sent estimate to remove coil, coil pan and blower to clean but recommends replacing coil to fix dirty sock. Tech replaced filter. Homeowner told tech to tell tenant to reach out to eagles properties.

Upon arrival found bacterial buildup debris blowing out of bedroom vent. Inspected duct system for this room and found no challenges. Vacuumed up debris in room and inside of vent. Found iWave to be failed and not operating on this system. Replaced with Plasma air purifier. System is operating properly.

Replaced (2) heat strip sequencers and cycled with no further challenges.

Thermostat satisfied at 70 upon arrival. Found heat strip breaker in tripped position. Reset breaker and monitored system/heat strip operation and found no challenges. System up and heating. Spoke with Rhonda with John T. Bell Realty. Invested in ESA (1) system. Schedule 1st visit.

Found both heat strip sequencers faulty intermittently and in need of replacement. Was able to reset power and allow system to heat fully for time being, but performance is not guaranteed. Spoke with Mr. Hill he will need to get approval before repairs are made. System is extremely old and in poor condition. Costly repairs may not be best option. Built estimate.

Found thermostat receiving 24v but blank without batteries, diagnosed failed thermostat. Replaced and tested after approval. System is back up and heating.

Found failed limit switch, replaced and tested. System is back up and heating.

Customer stated system has been running non stop for the last week. Upon arrival tech found thermostat satisfied and system off. Tech gave system a call and found everything to test within spec. Found supply temp of 92 with heat pump alone and 120 with aux heat supplementing. System is operating properly. Explained to customer system will have extended run times in very cold weather. System is 17 years old.

Tech performed preventative maintenance and serviced system. Tech found uv bulb to be blown. Customer invested in uv bulb. System is up and running with a delta t of 47.

Tech performed preventative maintenance and serviced system. A breaker tripped outside when system was turned back on. After resetting the system worked fine. System is up and running with a delta t of 29.

Tech washed and serviced unit and found no challenges at this time customer would like to have load calculations test done having some temperature differences. Unit is up heating properly at this time.

Found thermostat temp sensor programmed 3 degrees over setpoint. Adjusted to 0 to read accurate indoor temperature. Recorded current CFM readings with flow hood. Informed customer of findings and stated to call if issue still occurs after thermostat adjustment. No charge per office.

Tech found no power to reversing valve. Upon further inspection tech found nest thermostat was not sending signal. Customer is going to go buy one from the store.

Tech performed preventative maintenance and serviced system. Tech found compressor to be ohming bad. Tech recommended installing hard start kit. Customer didn’t invest at this time. System is up and running with a delta t of 30.

Tech performed preventative maintenance and serviced system. Tech found no issues at this time. Customer invested in esa renewal. System is up and running with a delta t of 23.

Tech cycled system with no challenges tech waited and system cycled defrost after 15mins of running system is operating properly.

Delta t is within specification and customer is satisfied with today’s service. Found no challenges at todays visit.

Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.

Tech washed and serviced units. tech found evaporator coil very rusted and corroded on Trane package unit. Tech found no leaks. Customer provided filters, unit is operating properly. Customer preferred tech not go inside, could not see thermostat or check delta T.
