Upon arrival customer stated system was operating properly but blower will not turn off, after inspection tech found shorted blower relay tech replaced system is now turning on and off properly. Tech spoke with property manager on service agreement and would like a quote so he can speak with landlord, tech built estimate.

Tech was informed system wasn’t heating, tech found thermostat satisfied upon arrival tech checked temperatures and found system is heating properly. Tech inspected further after approval and found thermostat reading 3 degrees hotter, tech also informed customer on age of system and some repairs needed, drain line, float switch and overall shape of system is poor. Due to age and repairs needed tech recommended replacement, customer would like quote sent to them tech is building estimate for repairs as well. Turned over to field supervisor.

Tech inspected thermostat and found compressor cycles per hour programmed to 2, tech adjusted to 5 system is operating properly. Customer stated he never got call for renewal on last maintenance tech waved house call per office customer signed back on to PSA.

{2023 Goodman Split Heat Pump} - Thermostat was satisfied at 71 degrees upon arrival. Customer advised that it dropped to 63 degrees and was blowing cold air this morning. - Tech examined defrost board and attempted force defrost with no response from the system. DFT board resistors are showing signs of failure; tech recommended replacing the board under warranty. Customer approved warranty price; need to order board. - Tech inspected zone board and observed a 24v call from thermostat #1 but no call on the W1 terminal on the equipment side of the board. With no supply air sensor and no programming in the zone board prohibiting the W1 call, the board is not communicating with the heat strips. Tech recommended contacting the installers to inquire about a 2 year contractor warranty. Provided estimate for zone board replacement if the installer does not offer a warranty. Advised customer that if the zone board is replaced, a second transformer is recommended. - Advised customer that the sy

- Tech found failed DFT control board upon arrival. Initiates demand defrost and immediate terminates it, never completing a full defrost cycle. Confirmed heat strip operation and recommended only running auxiliary heat; customer opted to use the heat pump as normal until the replacement board arrives. Need to order DFT board. - Recommended replacing the defrost sensor, customer opted to delay at this time. - Recommended premium service agreement; customer declined. - Advised customer that the discharge pressure is slightly higher than it should be, potentially caused by obstructed air filters. Customer more than likely had a frozen pipe. Customer states that the hot side waterline to the kitchen only had a small trickle of water first thing in the morning. It is now 1 o’clock and they have full water pressure on the hot and cold side of the kitchen faucet without doing anything to the Faucet. Newer Slab house.

- Tech was informed that the system makes a high pitched noise primarily during the night hours and early morning. - Tech was unable to consistently replicate the condition but determines that the timer delay for the fan input and the reversing valve were spaced too far apart. Adjusted dip switch settings to the quiet shift configuration and confirmed proper operation. - Confirmed refrigerant charge, lineset size, and no restrictions in lineset. - Reversing valve operates normally when energizing O and only displayed abnormal behavior when operated by defrost sequence. System is operating normally at this time. Customer requested SEER information on the downstairs system to acquire a rebate. Turned over to office.

Replaced 45 amp breaker in main panel with 50 amp breaker for air handler. Condenser has 50 amp in disconnect and main panel. Breaker for condenser was tripped. Reset it. Customer will replace breaker if happens again and call us if still a tripping issue.
