Tech washed and serviced units per service agreement, tech found no challenges while servicing the downstairs system at today’s visit, upon inspection tech found upstairs condenser duel run capacitor testing below spec, tech recommended replacement, customer approved at today’s visit, both systems are back up and running and holding a delta t of 20+ degrees, tech replaced capacitor under warranty, 35mfd 5mfd

PERFORMED CMA FULL SERVICE ON 3 SPLIT SYSTEMS. TECH CLEANED EVAPORATOR AND CONDENSER COILS AND WASHED OUTSIDE SYSTEMS. TECH FLUSHED DRAIN LINES AND COMPLETED FILTER CHANGE OF 6-20x20x1 FILTERS AND 1-14x24x1 FILTER. TECH CHECKED FAN, COMPRESSOR AND BLOWER MOTOR AMPERAGE TO ASSURE PROPER AMPERAGE LEVELS. THERE ARE NO ISSUES AT THE CURRENT TIME, SYSTEMS ARE PERFORMING AT HEATING PROPERLY. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

Upon arrival customer stated system was operating properly but blower will not turn off, after inspection tech found shorted blower relay tech replaced system is now turning on and off properly. Tech spoke with property manager on service agreement and would like a quote so he can speak with landlord, tech built estimate.

Tech was informed system wasn’t heating, tech found thermostat satisfied upon arrival tech checked temperatures and found system is heating properly. Tech inspected further after approval and found thermostat reading 3 degrees hotter, tech also informed customer on age of system and some repairs needed, drain line, float switch and overall shape of system is poor. Due to age and repairs needed tech recommended replacement, customer would like quote sent to them tech is building estimate for repairs as well. Turned over to field supervisor.

Customer stated system would not turn on for a couple hours, tech cycled system and found no challenges found all functions operating properly, tech ensured proper cycle of defrost and heat strips. Tech inspected thermostat and found compressor cycles per hour programmed to 2, tech adjusted to 5 system is operating properly. Customer stated he never got call for renewal on last maintenance tech waved house call per office customer signed back on to PSA.

{2023 Goodman Split Heat Pump} - Thermostat was satisfied at 71 degrees upon arrival. Customer advised that it dropped to 63 degrees and was blowing cold air this morning. - Tech examined defrost board and attempted force defrost with no response from the system. DFT board resistors are showing signs of failure; tech recommended replacing the board under warranty. Customer approved warranty price; need to order board. - Tech inspected zone board and observed a 24v call from thermostat #1 but no call on the W1 terminal on the equipment side of the board. With no supply air sensor and no programming in the zone board prohibiting the W1 call, the board is not communicating with the heat strips. Tech recommended contacting the installers to inquire about a 2 year contractor warranty. Provided estimate for zone board replacement if the installer does not offer a warranty. Advised customer that if the zone board is replaced, a second transformer is recommended. - Advised customer that the sy

- Tech found failed DFT control board upon arrival. Initiates demand defrost and immediate terminates it, never completing a full defrost cycle. Confirmed heat strip operation and recommended only running auxiliary heat; customer opted to use the heat pump as normal until the replacement board arrives. Need to order DFT board. - Recommended replacing the defrost sensor, customer opted to delay at this time. - Recommended premium service agreement; customer declined. - Advised customer that the discharge pressure is slightly higher than it should be, potentially caused by obstructed air filters. System is operating at this time.

Tech and office attempted to contact customer and received no response. Tech found customer was not home upon arrival. Jumped Y and R at condenser finding no challenges. Tech audibly confirmed the air handler is operating. Could not access air handler. Need to reschedule.

Tech washed and serviced unit and found no challenges at this time. Tech recommended plasma air to help improve air quality and prevent bacterial build up inside the sys customer declined. Unit is up heating properly at this time.

Customer more than likely had a frozen pipe. Customer states that the hot side waterline to the kitchen only had a small trickle of water first thing in the morning. It is now 1 o’clock and they have full water pressure on the hot and cold side of the kitchen faucet without doing anything to the Faucet. Newer Slab house.

Tech washed and serviced unit and found no challenges at this time customer had concerns with unit going into defrost mode tech explained why It goes in to defrost cycle customer understood and had no more concerns unit is up heating properly at this time.

- Tech was informed that the system makes a high pitched noise primarily during the night hours and early morning. - Tech was unable to consistently replicate the condition but determines that the timer delay for the fan input and the reversing valve were spaced too far apart. Adjusted dip switch settings to the quiet shift configuration and confirmed proper operation. - Confirmed refrigerant charge, lineset size, and no restrictions in lineset. - Reversing valve operates normally when energizing O and only displayed abnormal behavior when operated by defrost sequence. System is operating normally at this time. Customer requested SEER information on the downstairs system to acquire a rebate. Turned over to office.

Tech washed and serviced unit and found no challenges at this time unit was already equipped with Plasma air and also Uv light. Tech recommended Uv bulb replacement customer would like to wait till next visit. Unit is up heating properly at this time.

Installed 30 amp breaker in air handler disconnect. System calls for 30 amp.

Replaced 45 amp breaker in main panel with 50 amp breaker for air handler. Condenser has 50 amp in disconnect and main panel. Breaker for condenser was tripped. Reset it. Customer will replace breaker if happens again and call us if still a tripping issue.

Tech washed and serviced unit and found no challenges at this time (unit is 6 months old) tech recommended plasma air to help improve air quality in the home and help prevent and bacteria build up in the system customer approved. Unit is up heating properly at this time.

Waste and over flow replacement due to be off center not allowing drain drain to seal right will have cut ceiling but will not replace sheet rock

Tech serviced and cleaned units. Tech found downstairs compressor reading in the caution. Tech also found dehumidifier outlet not working. Tech cleaned up water that spilled out in the crawl space and informed customer. Both units are heating and cooling efficiently. Tech informed customer about ESA renewal. Customer would like to do monthly option.

Arrived at Customer home for Leak coming from upstairs bathroom found the waste and over flow needed to be replaced due to current one was not set correctly and unable to make it set correctly- gave estimate to home owner to make them aware that we would have to cut dry wall and replace- will return if home owner gives approval.
