Tech performed ptu on comfortmaker package unit. Customer invested in maintenance agreement but used one of their services for today. Customer requested that plumber can come and look into possible water heater replacement. Customer stated would like tech to come for all future maintenances. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at today’s visit.

Tech arrived and found system cutting out on flame sensor, tech pulled and cleaned sensor and system cycled multiple times with no issues. Tech spoke with management and if issue persist we will need to order a flame sensor for system and replace it, no charge due to previous visit and same issue.

{2008 Trane Condenser} — Tech found broken bracket on the inside portion of the outdoor fan suspension assembly, connecting directly to the fan motor, causing abnormal audio due to imbalanced motor and unstable bracket. — Bracket needs to be replaced - office will contact realty company for pricing and approval. — Temporary repair to the bracket (seen in photos) was performed by tenant prior to this visit. — Advised tenant not to run system in heat mode, only auxiliary heat to prevent permanent damage to motor and compressor. Turned breaker off at condenser and confirmed heat strip operation. System is operating at this time. No charge for this visit per office.

{Split System #2-A - Service counter/offices} — Tech found blank thermostat upon arrival. Noted no 24V present at thermostat and found failed condensate overflow switch opening the circuit with no water in the auxiliary drain pan. — Received approval and replaced the overflow switch and confirmed proper operation. System is operating normally at this time.

— Tech serviced all four systems on the right portion of the building. System #3 has a failing blower motor, indicated by overamping at 5.19 amps with FLA rated for 2.70. Built estimate to replace failing motor. — All other systems are operating normally at this time. Will return on Monday to complete services and replace air filters.

{1999 Nordyne Split Heatpump} — Tech found failed 1/4HP 825RPM condenser fan motor upon arrival and received approval to replace. Advised customer that no further diagnostics can be performed on the refrigerant circuit until the fan motor is replaced. Customer acknowledged. — Tech observed dirty indoor coil and built estimate to clean. Customer opted to clean the coil themselves. — Noted contactor is burnt/pitted and recommended replacing. Customer will wait until next visit. — Recommended PSA, customer declined at this time. — Replaced condenser fan motor and installed a 7.5MFD capacitor. Observed system running high discharge pressure due to dirty indoor coil. Recommended cleaning coil as soon as possible to prevent compressor damage. Customer acknowledged. — Tech recommended a full system replacement on account of age and costly repairs; customer will postpone. System is operating at this time.

Customer has installed his own electric tankless water heater per the manufacturers, suggested installation recommendations, and the heater is not working properly due to a bad motherboard in the heater. I recommended the customer go back to a regular tank style heater to avoid future problems. Customer stated he is going to go install his own tank style heater again

Customer thought his hose bibs were leaking around the property. Looked at the hose bibs and discovered nothing is leaking. Went inside his house and checked all toilets to make sure toilets were not running and none of them were. customer also stated that somebody from the water company just came by and looked at his meter and found no leaks.
