Returned to verify systems good for inspection. Dining room unit on stand is ready. Kitchen unit needs large 80 amp fuses in disconnect. Has 125 amp now. Need 3 fuses. No one around here has that type. See pics.

Tech found both thermostats satisfied and found neither system short cycling. Pressures and supply temperatures were good on both systems for the corresponding outdoor temps. Since thermostats were satisfied on both systems on the coldest day of the year, tech suspects systems were running a defrost cycle. Both systems operating properly at this time. Customer stated they would pay the office on Monday, they are driving now.

Tech performed preventative maintenance and serviced system. Tech recommended a hard start kit to lower start amps and preserve the life of the compressor. Customer did not invest at this time. Tech cycled both the heat and the air conditioning. System is up and running with a delta t of 23.

System #1 Tech recommends leak search level 3 and adding pressure. Repair leak the service port cap and valve stem on the true suction port and evacuate the system and charge the system with R410a, due to line set length and size, an additional 2-4 lbs are needed to acquire proper refrigerant levels/pressures. Tech pressure tested and evacuated the system below 500 microns. Charge the system and tested cooling. 23 degree split difference. Erica approved today’s repairs and will be billing out. System is back operating.

Found system #2 with correct refrigerant levels, system has a 20 degree delta T. System #1 is voided out on R410a refrigerant. Tech build an estimate to leak search and add nitrogen. Estimate was sent and will be scheduled to return on Monday to perform the leak search.

PERFORMED CMA FULL SERVICE ON 2 SPLIT SYSTEMS AND 1 WATER HEATER. SPLIT SYSTEM #1 IS LOW ON REFRIGERANT, RECOMMEND HAVING REFRIGERATE ADDED TO SYSTEM, SYSTEM HAS A LOW DELTA T AND ISNT COOLING PROPERLY. SPLIT SYSTEM #2 IS SHORT CYCLING AT CONDENSER AND ALSO HAS A LOW DELTA T, SYSTEM IS NOT COOLING PROPERLY. TECH CLEANED EVAPORATOR AND CONDENSER COILS. TECH LEAK SEARCHED EVAPORATOR AND CONDENSER COIL AND FOUND NO LEAKS. TECH COULD NOT GET ANY BLOWER AMPS DUE TO SYSTEM NOT PERFORMING PROPERLY. TECH COMPLETED FILTER CHANGE OF 2-20x22x1 FILTERS. TECH HAS CONTACTED OFFICE ABOUT COOLING ISSUES WITH BOTH SPLIT SYSTEMS, OUR OFFICE WILL BE SENDING A DEMAND TECHNICIAN OUT TO FURTHER DIAGNOSE SYSTEMS. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

Tech performed CMA service on 2 gas packs will need to come back to finish gas packs 2, 3 and 6. Tech found failed inducer draft motor on gas pack #5 part is not available due to age tech recommends replacing system, turned in to field supervisor.

Tech washed and serviced unit and found no challenges at this time. Customer renewed esa 1 system. Tech updated email.

Cleared EZ trap. Reset float switch. System is back cooling. Tech collected housecall. Customer is available for next maintenance Thursday or Friday. Please call to confirm appointment.

Kitchen unit on stand…replaced 100 amp fuses in disconnect with 80 amp fuses.

Tech documented 4 different leak spots. Customer stated this is not a new issue except for one leak by the new unit. Tech found unit has no drain problem and the water is coming from the rain. Customer stated the water is present only when it is raining indicating a roof leak. Tech recommends contacting a roofer.

Replaced 35 amp breaker for downstairs condenser in main panel with 30 amp breaker

Tech performed esa in 2 systems, Tech noticed bacterial growth accumulating in downstairs air handler, tech recommended adding plasma whole home air purifier To help prevent issue in future. tech found no other issues with either system at todays visit, both systems are back on and operating properly at this time. Customer renewed two system ESA.

Technician adjusted deadband from y1 to y2 to allow dehumidifiering system on stage y1 to run longer. Will have to keep eye on system and see come up with solution

Tech washed and serviced unit and found no challenges at this time. Customer uses their own filters.

Upon arrival tech began replacing return line from system to wye connection under house. Started system back up and everything is back operational at this time.

Technician found s#7975 system was frozen. Upon further inspection found 18in return was collapsed and damaged could not get up and running due to much damage. Estimate was done in may for repairs on system and was temporarily repaired. System is off due to frozen. Informed customer she will let there office know about findings.

Technician found blower motor is squeaking upon staring up. As well as circuit 1 compressor seals are broken and compressor not pumping it has 141 refrigerant pressures on suction and liquid when compressor engaged not pressure difference happened. Technician also found circuit 2 void of r22. System is 2009 r 22 recommend replacing system. Due to age and repair cost. Technician informed manager that was there.

Tech found lots of humidity upstairs, tech found system cooling with 15 delta t and 8 subcool. Tech adjusted subcool to 11 based on data plate tech informed customer to keep an eye on it and give us a call if it continues to happen.

Upon arrival customer stated they do not like the nest t stats and want them replaced with something simple. Tech replaced both with focus pro 5000 systems are operating properly with 18 delta t. bill for work performed.

Tech preformed CMA FILTER CHANGE on 6 Gas Package Units. Upon filter change tech found Gas Pack #1 was still down due to compressor being shorted to ground and blower motor not operating, which was found during previous CMA VISIT. Therefore tech did not replace filters. Tech does recommend replacing Gas Pack #1 with New System. Proposal for New System was sent in by office. Tech replaced filters in all other Units. Tech has attached FILTER CHANGE REPORTS to invoice along with pictures.
