Customer stated front half of house is cool and back half hot. Tech inspected and found no challenges with system operation. Ceiling in front half is 12-15ft and back half is 7ft tech found return in ceiling of front half of house and pulling in hot air due to heat rising. Tech was unable to reach landlord about concerns but would recommend balancing airflow and having ceiling fans put in.

Tech found system not keeping up, system is a dual fuel and heat pump is running and putting 80 degrees out of vent. Tech found gas was turned off at furnace tech turned on and cycled gas and found it would not light. Tech found no gas coming to system, tech was unable to locate LP tank homeowner and tenant were not aware of any tank, customer will need to locate tank when snow melts or call gas company.

Tech arrived and found system on two flash for no flame, tech poured hot water on regulator and reset system, system is now back on and operating properly at this time.

Upon arrival tech was informed system system on the ground has not working for at least a month. Inspected system and found there was no gas line ran for heat. Also as soon as breaker was turned on the compressor came on but the outdoor fan did not. Tech turned system back on and informed customer of findings and that if a gas line is ran we can come back and further inspect system for other challenges.

Upon arrival tech was informed system was freezing. Tech inspected system and found defrost control board not engaging defrost even with coil sensor closing indicating a bad defrost board. Tech also found pressure low in heating mode. Tech informed homeowner of findings but wanted to replace with universal defrost board. Installed new board and test defrost operation with no challenges but did inform homeowner that due to low Freon levels defrost operation would take longer to get coil to thaw. System ins back operating at this time.

Rebuilt toilet with new fill valve and a new flapper. Adjusted water level. Pulled a couple of wipes from the toilet. Advised customer to never flush wipes down the drain.

Tech performed service on lennox package unit. Tech found bacterial growth on blower. Recommend installation of plasma air purifier. Customer is very interested but was un-able at this time. Stated will consider installation of plasma next visit. Customer also stated would like tech to come for all future maintenances. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.

Tech found the bottom of the coil partially frozen. Condenser fan motor was not running. Tech manually spun the motor and found it running but bearings were extremely noisy indicating a failed motor due to worn bearings. Tech tested defrost and heat strips and found both working properly. A failed condenser motor will cause the coils to freeze faster in heat mode. Tech quoted replacing motor and recommended ESA. Customer declined repair
