*Under warranty until 2030* - Tech found dirty condenser coil upon arrival, causing low suction pressure when running in heat mode. Customer invested in a one system comfort plus service agreement. Tech cleaned the condenser coil, confirmed clean evaporator coil, fan speed, damper operation, filter drier, and air flow. Observed suction pressure was still low, due to failing outdoor TXV with ice formation. Observed normal operation in cooling mode. - System is performing with delta T reading 26 degrees, without heat strips. Advised customer that the system is operating, but the outdoor should be replaced before total failure (emailed estimate). - Customer stated that the system was displaying the same symptoms last winter - customer used emergency heat. - Customer will contact the office with decision on repairs. System is operating at this time.
Tech preformed preventative maintenance and serviced both the upstairs and downstairs systems. Tech was unable to service condensers due to weather. Tech will need to return to serviced condensers. Tech serviced both the air handler and the gas furnace. Upon arrival, customer notified tech of allergy and dust problems. Tech recommended plasma air for both the downstairs and upstairs systems. Customer invested in plasma air for both systems. Tech cycled heat to ensure systems are heating properly for winter months. Both systems are up and running with a delta t of 20.
Tech preformed preventative maintenance and serviced system. Tech cycled heat to snesure system is operating efficiently for winter months. Tech found no challenges at this time. Customer invested in ESA renewal. System is up and running with a delta t of 20.
Upon arrival tech found furnace attempting to start but not igniting. Found no gas pressure at gas valve inlet of furnace. Found natural gas meter shut off and locked out. Informed tenant, could not get up with homeowner via phone. Informed office.
Tech performed preventative maintenance and serviced system. Tech found no issues at this time. System is up and running with a delta t of 20.
Tech found the system with ignition failure code, tech found a stuck close gas valve. Gas valve was replaced, leak tested and heat mode checked. System is back heating. Tech does recommend replacing the filters, tech found one dirty collapsed filter inside the blower compartment, filter is replaced on the package unit thru the access. Customer is renting the house and not interested in a maintenance agreement. Tech collected over the phone.
Found only the R22 compressor with no coil, condenser has been stolen according to the customer. Home is under remodeling, tech checked the electric furnace only and found a burnt wire with a broken limit switch, and blower motor capacitor reading 0. Tech provided and estimate to get the heat side operating and customer approved. Tech tested auxiliary heat afterwards. Customer will call us when they are ready to have the system maintenanced, only wanted the heat to operate for now.

Found the system starting up on heat upon arrival, tech operated the system for 10 minutes and the system shut off afterwards. As system attempted to cycle heat again, tech noticed the gas was not opening due to not having a 24v signal from the board. The #3 wire of the polarized plug of the ignition control board controls the safety switches and gas valve voltage. Tech placed a contactor to have a visual inspection of the voltage and noticed the voltage moving from 17v to 0v to 5v, tech attempted to secure the wire and managed to have the system to only operate 2 heat cycles from the thermostat, on the 3rd attempt, the board LED was off and no heat call was being sent out. Tech found a faulty ignition control board, findings will be discussed with the office and will contact the customer about the challenges, customer believes the gas valve replacement was misdiagnosed. No charge due to recent visit.
Customer had the city relocate the gas meter and did not turn on the gas valve ON for the furnace to operate. After turning on the gas, the system operated properly.
Tech was informed they wanted quote on new system. Since system is older they would like quote on new system. system is operating at this time signs of extreme rust and bacterial growth on coil. Field supervisor to come out Monday
The shower upstairs that was causing the leak has a shower curtain. That is about 3 inches higher than the curb of the shower, allowing water to go outside the shower and rotting the floor and subflooring of the house traveling below. That problem will need to be addressed before water stops leaking. I would recommend removing the tile floor and the shower pan to replace the rotted wood under the tile along with installing a new drain for the shower pan at the same time. Access is very limited to none at all for replacing the drain without removing the shower.
Labeled all breakers and Tstats according to system they control. See pics. Unit 4 shut system down when pre smoked but alarm did not go off. Unit 5 did not shut down at all. Had to get systems, breakers, and tstats labeled before continuing. Did not smoke test any other. Breakers will need replaced in main panel or heat strips changed to keep breakers that are there. Cannot get main trim off of breaker panel to access. Need a solution!
Replace 5 Ton AC Condensing Unit And Coil With New Trane 5 Ton AC Condensing Unit And Coil With Fused Electrical Disconnect
Tech washed and serviced unit. Tech recommended uv replacement. Customer renewed ESA 1 system.
Tech washed and serviced unit and found no challenges at this time.
Recommended they call a commercial plumbing company.
Installed customer supplied faucet and replaced angles stop due to leaking when turn off
Found blower motor failed. Replaced 1/3HP blower motor/installed surge protector. Cycled system and found upstairs zone thermostat faulty unable to send call for cooling. Customer stated they will purchase replacement thermostat for upstairs and program for Heat Pump operation. Downstairs zone is working at this time. Invested in ESA (1) system. Call to schedule 1st visit.
Tech washed and serviced unit and found no challenges at this time.
- Tech found failed gas valve on Goodman gaspack, advised customer, and replaced with a standard White Rodgers gas valve. Used original spring to convert the new valve from natural gas pressure to LP. Set gas outlet pressure to 10.49inWC. - Replaced outdated thermostat with customer-supplied thermostat and reconfigured wiring accordingly. - Cleaned all four burners, flushed gas piping with nitrogen, and replaced related hardware. - Confirmed proper operation in cooling mode and heating mode with new thermostat and repairs complete. System is operating normally at this time.
Tech washed and serviced unit. Found rusty evaporator coils, no leaks detected. Compressor is megging green and capacitors are within spec. Uv light is dim customer wants to replace when it blows. Changed a 24x24x1 filter. Customer is aware Unit is older and is holding a below average Delta T of 16. Customer extended ESA.
Pull out a hair tie and a tooth paste cap drain great at these time
Tech washed and serviced unit tech found water is blower compartment due to drain line being clogged, tech unclogged drain line and Found blown UV bulb and recommended replacing. Customer approved. Customer had washable filters. Unit is cooling with a delta T of 17.
