Performed CMA full service on 9 split heat pump systems. All systems tested in cooling and heating. No major challenges found during this visit. Tech confirmed systems to be heating properly and also verified heat strip function. System 5 - Lounge - as per previous notes. System has confirmed leak in evaporator coil. Tech still was able to test function of heat and it seems to be keeping up with heat strip assistance. There were a couple of weak outdoor fan capacitors found on systems 1 and 3. Looks like these have also been recommended on past visits. Technician updated estimates and attached. Chapel Ceiling - technician replaced ceiling tile under system 1 air handler. Filters - all filters changed and old ones disposed of.

Tech serviced and cleaned unit. Upon arrival customer was not home but called tech and let him know the side door was unlocked and ok to go inside. Tech faced no challenges this visit (unit is 5 months old). Unit is heating and cooling efficiently.

Tech washed and serviced both sys and found no challenges at this time tech did not pull top of condenser due to rain and did not want to damage any electrical components tech was able to complete whole service. Tech mentioned previous recommendation from last tech and went over benefits of having surge protection. Customer would like to wait till next visit to have that done.

Tech spoke with customer and walked around to unit. Customer did say he is happy as a clam with the screws the way they are at the moment but on future visits to have techs remove that coil panel with hand held driver to prevent issues.

PERFORMED CMA FULL SERVICE ON 3 SPLIT SYSTEMS. TECH CLEANED COILS AND OUTSIDE SYSTEMS. TECH CHECKED FAN,COMPRESSOR AND BLOWOR MOTOR AMPERAGE, ALL AMPERAGE CHECKS WERE INSIDE CORRECT SPECIFICATIONS. Tech serviced and cleaned unit. Upon arrival tech found heat strips breaker stuck and could not pull it out. Tech changed evaporator coil filter. Tech faced no challenges this visit. Tech recommends hard start kit to help prolong the life of the compressor. Customer said she’ll talk to her husband. Unit is heating and cooling efficiently at this time.

Tech found Coleman electric furnace would not engage. Upon further inspection tech found blower was wired on a relay for cooling but not on the 2 stake sequencer for heating. Tech also found thermostat would not send a w call to the system. Tech informed customer on findings and tech would need to rewire electric furnace and replace thermostat. Customer declined repairs at the moment

Performed ESA on both systems, found no challenges with new package unit. Found leak at evaporator coil on old style Trane package unit. Field supervisor came out to verify. Customer approved estimate for replacing dryer vent pipe. Need to call and schedule repair, also extended ESA on both systems.

Due to rain, customer requested we return at a later date to service outside unit. Performed inside tasks of the maintenance tune-up. Replaced (1) 14x20 & (1) 20x30 filter. Recommended media filters, customer declined at this time. Tech checked delta t and it is in specification. We will return to complete outside unit maintenance. Tech found no challenges with inside work performed.

- Tech found one 6” flex duct (5’ section) disconnected from supply trunk line that supplies the bathroom at the rear of the home. - Tech inspected and confirmed all other duct connections are correct. - Advised customer that one of the wooden support beams under the home is rotted and deteriorated. - Recommended 6” supply duct replacement over repairing existing duct (filed estimates for both options) and recommended a service agreement plan. Customer expressed interest in investing in a service agreement after conferring with spouse and conducting repairs. Customer will contact the office with decision. - Did not perform any repairs during this visit, per customer. Collected cash payment for house call.

Found drain line unable to drain properly due to PVC exiting home underneath condenser, which settled over time causing bend in drain line. Cut back drain line from underneath condenser and tested drainage with no challenges. Invested in ESA (1) system. Schedule 1st visit. Be sure to clear drain line.
