Tech found blower motor locked up and a failed capacitor. Tech tested replacing capacitor and found the blower turned on but was very noisy and over amping. Tech quoted replacing motor, customer approved. Tech replaced blower and found system heating and verified aux heat works by jumping out at the unit. Tech found thermostat was not calling for emergency heat with a large difference in set point and actual. Tech could not locate the manual to check settings. Thermostat buttons are very hard to push as well. Tech quoted replacing thermostat as well. Customer anpproved thermostat replacement and invested in ESA. 88 degree supply with just the heat pump running. Tech does not have thermostat at this time and will need to return to replace it.

- Tech found 60A breaker in disconnect box for 2023 system (different system from previous visit) tripped. Examined heat strips and ran system for 5 minutes, observing breaker overheating. - Replaced breaker and tested operation for 10 minutes with heat strips running. -Customer states that upstairs (Trane) system had severe vibrations and was out of balance at condensing unit. System was turned off at thermostat upon arrival. -Turned system off at thermostat and found noticeable vibration at tops of unit. Unit ran very briefly, then cut off with a fault code of 5 flashes (soft lockout). -Found vibration was caused by a significant amount of ice frozen to one side of the outdoor fan motor blades. Melted ice with warm water from customer and vibration has gone away. -Observed system operate without challenge after thawing fan blades. System operating with a supply temperature of 97 in heat mode and 112+ with auxiliary heat. -Customer inquired about replacement of a capacitor recommended at last service. Goodman unit tested good at this visit, with a reading of 32.05/30 mfd. -Collected for residential house call.

Upon arrival tech was informed system was not heating anymore. Inspected system and found condensation fan motor had failed and breaker for heat strips failed. Found a bad 60amp breaker for the heat strips, only 120v. Customer approved replacing the ITE breaker. Tech tested heat mode afterwards and acquired a 107 degree supply temperature. Tech tested defrost and tech noticed an extended defrost cycle even tho the lines were not cold on the system but it did return to normal heat mode afterwards. Defrost board could be getting stuck in defrost. Customer will monitor the system for its performance for now and will call us if needed to replace the defrost board with the sensor. Mrs Borden reported unusual noise from gas heater. Also reports long run times. House was 78 degrees on arrival and heater was heating. Left propane tank is 40% full. Right tank is 30% full. Manifold pressure to burner is just under 10" wc. Cycled heater multiple times and inspected it fully. Heater is vintage and has a standing pilot, but pilot stayed lit and tech could not duplicate any challenges. Billed housecall per office.

-Customer states system was not heating to satisfaction. Customer’s son had come and reset system breakers prior to technician arrival. -System was heating upon arrival. Found a return temperature of 57 at thermostat location. Supply temperature of 80 with only heat strips running. -Location has had problem with older style FPE circuit breaker in the past. Recommendations were previously made to have an electrician replace the breaker and/or providing options for upgrading the electrical equipment. -Went in crawl space to verify no shorts in high voltage wire. Confirmed continuity on all heat strips, fuse links, and heat strip sequencers. -Found outdoor unit not running. System high pressure switch was breaking call to contactor. Bypassing high pressure switch enables contactor to run, and pressures are within tolerance. High pressure switch was cutting low voltage with a standing pressure of 100 psi. Tested the system in heat mode, thermostat was set at 76 degrees, tech removed eco mode from thermostat and tested 1st and 2nd stage of heat pump and both stages of heat strips. Temperature reached 81 degrees throughout visit, breakers are good and heat strip amp draw as well. No challenges found at this time. Tech advised the homeowner to monitor the system for any abnormalities on the system and to call us if needed. Tech did educate the homeowner about how defrost cycle operates.

Customer claims they had no hot water coming through the tankless water heater in the morning but they do have water coming through the water heater right now and the water heater is working properly. The lines are insulated from the water heater all the way to the crawlspace. I taped up a few more joints on the insulation for the water heater piping. ( pipes were frozen in the am )

Found a burnt heat strip wire on the bottom of the contactor. Wire was not connected, just making bare minimum contact, heat was generated and burnt the wire. Tech corrected the wire under service warranty due to recent ESA visit. Tech removed ice from the condenser and tested defrost. Defrost board was found faulty, tech recommended replacement and homeowner requested a paper copy of the estimate to have it sent over to his home warranty. System was left heating but did informed the homeowner that the system is liable to freeze over due to a faulty defrost board.

Tech found no gas pressure entering gas pack. Removed regulator to confirm gas pressure to shutoff. Gas line has normal gas pressure. Tech diagnosed failed regulator not allowing natural gas pressure to unit. Customer approved repair. Tech repaced failed regulator and tested low stage and high stage. Soap bubbled connections. Check will be good to cash tomorrow. Maintenance scheduled. After repair, tech noticed an exterior water pipe burst. Tech helped customer shut off water to the house. Customer has her own plumber out tomorrow.
