Tech informed the homeowner about our maintenance plans, requested estimates and stated that they will call back once they are ready to move forward.

Tech washed and serviced unit and found no challenges at this time. Tech left filters on front porch.

Tech washed and serviced units. (Right side) tech found air handler disconnect to be off, tech is unaware of how long it’s been of, turned back on and system is operating properly no challenges found and is holding a delta T of 18. (Left side) tech was unable to take guards off exterior coils for cleaning due to porch. tech also noticed indoor return filters were extremely dirty, tech brought this up to customer attention and recommended media filter. Customer is interested but has extra filters and wants to use those before buying media. Unit is operating properly and is holding a delta T of 20.

Tech washed and serviced unit and found no challenges at this time. Tech was unable to go inside.

Heating System Repair Service: Addressing inadequate air circulation in a residential furnace, I identified a faulty blower fan as the root cause. I replaced the component with precision and restored the system's ability to deliver consistent, even heating throughout the home.

Tech performed preventative maintenance and serviced system. Tech found no issues at this time. System is up and running with a delta t of 18.

Tech performed service on trane package unit. Found uv bulb to be burnt. Installed new uv bulb after customers approval. Delta t is within specification and customer is satisfied with todays service. Found no other challenges at todays visit.

Upon arrival tech was informed at night system still was not keeping up with temperature. Inspected system again and found one of the sequencers was not consistent engaging keeping a bank of heat strips from coming on. Replaced but sequencers with a 2 pole Contactor. Turned system back on and heat strips and system are back operational at this time.

Upon arrival tech recovered Freon from system, removed failed compressor and installed new compressor, bi flow filter drier and acid away. Pressure tested to 325psi of nitrogen for 10mins and pulled vacuum to 330microns for 10mins. Added factory charge of 6lbs 4oz of R410A to system. Started system amp draws for new compressor are within specs. System is back operational at this time.

Service was done 2 months ago tech notified customer that the coil was rusted and corroded and that there was potential leaks starting to form tech found unit to only being able to get heat off em heat tech did leak check and found leak present in evap coil and found unit to be low on refrigerant tech called out field supervisor.

{2020 Goodman Packaged Heat Pump} Call: No heat. - Customer informed tech that no air is coming out of the vents. - Tech found failed blower motor upon arrival. Motor tries to run but doesn’t sustain operation for more than 20 seconds before shutting down intermittently. - Customer approved OEM replacement to be ordered. Tech installed a temporary PSC motor and advised customer not to set the thermostat to emergency heat until OEM motor is installed. Confirmed proper operation with temporary motor and examined crawl space at customer’s request. System is operating normally at this time with temperatures reading 68.7/102.9 with heat strips. No charge for this visit per office.

Upon arrival tech was informed since repair made yesterday system did not seem to be heating very good until this morning when temperature set point was put really high. Thermostat was set at 78 and reading 78 inside. Tech inspected operation of system and found heat pump operation running and auxiliary heat would cycle on and off like it was supposed to. Tech set thermostat back to 70 where homeowner wanted and system shut off. All amp draws and temps were within specs. Tech found no challenges with system.

Tech found heat strips not running with a call at w. Both sequencers are sending voltage. Tech found a broken fuse link on 1 strip and a broken wire on the other. Tech also found a limit switch very corroded but has continuity. Tech sent estimate to replace it. Tech replaced fuse link, repaired burnt wire as well as other burnt wires and found normal auxiliary heat operation.

Plumbing Services: A client experienced persistent drainage issues with their kitchen sink. Using specialized tools, I cleared a stubborn blockage and restored proper water flow. Additionally, I inspected the plumbing system for potential future issues and offered maintenance advice.

Tech was informed customer had not turned system on when electrician left. Tech turned system on and found no more challenges. System is heating at this time.

Tech found failed 60amp breaker (not replaced was system was installed), upon arrival. Replaced the breaker and confirmed no components are grounded in the air handler. Replacement breaker failed when energized due to arc. Replaced with a second breaker for testing. After further investigation, found that the buss bar inside the breaker panel is loose and not making contact with the breaker terminals. Adjusted breaker and managed to get the system running, but not reliably. Customer’s electrician will inspect the panel and make any repairs needed. Temperatures reading 66.6/116.2.

Upon arrival tech found 90 amp breaker in main panel for heat pump panel outside tripped. Tech reset breaker and 25 amp breaker for compressor immediately tripped upon startup. Tested compressor and found it to be shorted to ground. Compressor will need to be replaced. Quoted customer warranty repair and sent estimate. Recommended investing in maintenance agreement, customer is selling home. Customer will call if decision is made to proceed with repair.

Tech found 20 year old system having heating issues tech found capacitor leaking oil, contactor burnt and heat strips running more often. Tech recommended replacing customer is going to replace system.
