Tech performed preventative maintenance and serviced systems. Tech found no issues at this time. Customer invested in esa renewal and water heater flush. Systems are up and running with a delta t of 22 and 22.

Found compressor pulling above RLA rating at 16+ amps upon arrival. Capacitor/pressures within specs. Reversing valve switching properly. After runtime compressor is overheating and shutting down. Oil substance within terminal plug, rattling present, and reading within caution range. 9 year old system quoted warranty compressor and handed over to field supervisor. Costly repairs are not recommended.

Tech performed preventative maintenance and serviced system. Tech found evaporator coil to have microbial growth. Tech recommended uv light kit to help prevent microbial growth, enhance indoor air quality and help with system efficiency. Tech also recommended media filter to enhance indoor air quality and lower filter changes. Customer did not invest at this time. System is up and running with a delta t of 18.

Tech was un able to wash outdoor coils due to not having a hose long enough tech found dual run capacitor to be testing weak tech recommended replacement but customer does not want to spend any more money into the unit because due to other preexisting issues they are needing to replace the sys. Unit is up and running at this time.

Replaced fuses in disconnect. Replaced failed duct detector. Passed pre smoke test.

Upon arrival tech was informed of system no blowing air. Inspected system and found it getting 240v with a 24v call, tech could spin by hand and it start spinning but would not stay running. Found blower capacitor reading a little low. Tech recommended replacing motor as well as cleaning blower wheel. Homeowner refused both for time being. Tech left system off at main panel for time being. Homeowner stated he will call us back if needed.

Upon arrival tech was informed of system not running at all. Inspected system and found blower motor not coming on. Motor has 240v and 24v but still is not doing anything. Checked blower motor capacitor and it was reading a little low, installed new 7.5mfd capacitor and motor still did not come on. Blower motor has failed and will need to be replaced. Tech emailed estimate for new motor, customer would like a break down of repair cost. System is currently off at disconnect for now.

Performed ESA, no issues found at today visit. Tech cleaned and serviced system, recommended surge protection. Homeowner stated she wants to talk to her husband before making a decision.

Tech found condenser would shut down with 10 secs on high pressure. Tech pulled out 2lbs of 410a Freon and system started to run properly. System would not shut down and stay running heating properly and cooling properly. Heats with a 89 degree out vents return is 68 without electric heat. During cooling 47 supply 69 return. System is operating properly.

Tech started up new 7.5 ton kitchen rooftop gas pack. Found no line voltage in disconnect and one 50 amp fuse blown inside disconnect. Replaced blown 50 amp fuse with a 60 amp for start up. Need to return to replace 60 amp fuse with a 50 amp fuse. Breaker 7 inside main panel next to back door was off. Turned breaker 7 on. Changed both transformers from 240v taps to 208v taps. Symbio duct detector alarm contacts close upon detecting smoke and are normally open. Found existing duct detector passing voltage through closed contacts and has a burned spot on the board inside duct detector. Tech disconnected orange tstat wire from alarm contacts at Symbio board to test unit. Duct detector is also not mounted securely to unit. Set up install settings on new Vision Pro thermostat. Thermostat is behind the cabinet to the right of the office door. Filled out start up sheet. Need to return with a 50 amp line voltage fuse and a new duct detector. System is heating and cooling.

Remove Existing Trane Package Units and Install New Trane 7.5 Ton Package Unit and (2) 5 Ton Package Units With (3) WiFi Programmable Thermostats

Performed CMA inspection on (1) RTU Trane Package system. System is operating properly at this time. Recommend PlasmaPure ionizer due to substance buildup, and AC renew to quiet compressor and help with performance due to age. Built estimates. Unable to contact for approval.

Performed CMA inspection on (4) Trane Gas Package units. Rust beginning to show on heat exchangers, but no cracks/holes at this time. Evaporator coils showing rust/corrosion due to age of systems. System #2 start capacitor seal is leaking. Recommend replacing start capacitor, and adding start capacitors to other (2) systems that are without in order to reduce strain upon startup. Also recommend installing PlasmaPure ionizers to systems #1, and #2 due to substance buildup. Unable to contact Mrs. Raiford during today’s visit. Left message and sent over estimates. Systems are operating properly at this time.

Performed ESA, tech cleaned and serviced system. Discussed plasma air purifier for the whole house.

Technician was informed system were around the building. Upon arrival tech found 5 split systems a/h are located about a 12-14 ft drop ceiling. Tech found 12 20x20x1 filters will require 10-12 ft ladder to replace. Tech inspected condensers found 1 condenser with disconnect off. Tech found no refrigerant on system spoke with customer she believes last guy did it and did not mention to her. Will return to finish service. Technician returned to finish service. Air handlers are in show room floor up above drop ceiling. Ceiling grid is marked. Technician changed out 12 filters. 20x20x1. Front left #2 system is down due to no refrigerant a System is r22 and 2005. Informed field supervisor. All other systems are showing it signs of rust but are operating properly at this time. Tech cleared drain lines. Tech washed condenser coils. Tech found right side of building condensers have grass build up due to cutting grass towards unit. Will need 150ft of water hose or water hose reel .

Tech washed and serviced unit found no challenges at this time. Recommended UV light to help keep evaporator coil clean, customer not interested at this time. Customer interested in replacing an older dehumidifier they have and asked for a quote. Left 2 20x25x1 filters. Unit is cooling with a delta T of 17.

Technician was informed system was not keeping up. Technician found system had oil spots on the condenser coil. Technician found corrosion on condenser coil from suspected animal urine ammonia. Upon further inspection tech found low refrigerant on system is r22. Technician informed customer on findings and called in office to get field supervisor. Tech also found compressor meged in red.
