Upon arrival tech found both mini split air handler unit thermostats in network room displaying indoor temp at 50 degrees continuously running. Tech reset both systems and reprogrammed thermostats. Now only fan is running until temp rises back up to maintain setpoint. Fans will continuously run on these systems. In conference room tech found wireless thermostat not connecting to air handler due to power left off at condenser. Reset power and thermostat connected. System is back up and cooling.

Blower motor over amping at 6.29 and rated for 6. Tech replaced blower motor in AH #5 and system is back operational. Replaced 5mfd capacitor in CU #2 and 70mfd capacitor in CU #4. All systems are operational at this time.

Upon arrival tech began performing full CMA Service on 6 split systems, 3 mini splits, 1 dehumidifier and 1 rooftop make up air system. AHU #5 blower motor is rated for 6amps and is drawing 6.29amps, tech recommends replacing motor before it fails. CU #4 Compressor Capacitor is rated for 70mfd and reading 64.97 which is just below spec range and will need to be replaced to avoid potential down time. CU #2 OD Fan capacitor is rated for 5mfd and reading 3.54mfd which is well below spec range and recommends replacing. All other systems are operational with no further challenges. Tech emailed estimates for all 3 findings to email on file. Systems are operational at this time.

S#9656 - Techs found faulty liquid solenoid valve short cycling the system, despite receiving 24v power. Disconnected until a replacement is ordered. System running normally at this time.

Evaluated home and presented best solution over phone with the client. Emailed over proposal.

Laundry room system. Condenser is not under warranty, only airhandler for now. Found the airhandler operating properly, lint is starting to accumulate on the return side of the indoor coil, previous tech informed on the notes about having a washable filter installed, office will be reminded. Condenser is not operating due to a shorted to ground compressor, verified warranty with our office and informed our field supervisor Chris about the findings, a small refrigerant leak was found at the brazed section of the Compressor as well. Tech left the fan “ON” per costumer request. Roger was informed of the findings as well. Breaker is tripped.

Tech preformed CMA INSPECTION on 6 Split Systems, 3 Mini Split Systems, 1 Gas Package Unit and 1 Dehumidifier. Split System #2 is in need of Fan Capacitor. Tech has attached estimate for cost of replacement to invoice. All other Systems are operating within specifications at this time. Tech did notice Condenser Units for #1,2, &3 all located by dryer vent and when units are operating they can pull in lint through the coil causing units to have reduced airflow which can cause challenges in the future. Tech recommends adding solid door to condenser area or diverting dryer vent past condenser area wall. Tech has attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Tech found downstairs system leaking in evap coil and compressor Meg in red. Upstairs system is still heating and cooling properly. Tech sent Caleb pictures and videos of problems with system. Caleb will call homeowner within next 2 hrs.

Tech found no difficulties at this time. System is heating and cooling properly.

Upon arrival customer stated washable filter is not fitting in return at air handler and he noticed system freezing up. Tech tested system operation and found pressures within spec in heat and cool mode. Tech did find filter to be wrong size and not fitting properly. Tech installed a temporary filter off truck for now. Will need to get a 20x23x1 washable filter and return with filter. System is operating properly. Tech found light buildup of lint on return side of coil but not enough to cause system to freeze, tech cleaned lint off coil. No charge per install warranty per office.

Tech washed filters for 2 mini splits and 5 split systems. One split system had disposable filters. Used a 14*20*1 and 20*20*1 for the last split system. Replaced four 16*20*2 filters in ground level AAON unit. Staff does not have key for roof access today. Left box of filters for rooftop unit.

Tech was informed system had loud squeaking noise. Tech did hear squeaking noise tech disengage pd od fan motor and found noise was not present tech got approval to replace od motor once replaced system started up and noise did come back tech then disengaged fan motor again and noise was still present this time. Tech suspects the seals in the compressor are failing and making loud squeaking noise Freon was added in October Freon levels are within specs at this time. Tech recommend replacing system due to age and cost of repair.

System heat did not come on due to a miswired vision pro Tech rewired under warranty no charge

Customer reported grinding noise from outdoor unit. Thinks it may be when reversing valve switches back and forth. Tech inspected system, recorded amp draws and refrigerant pressures in each mode, and tested defrost. Found no challenges with defrost or reversing valve. Couldn’t duplicate grinding noise. Tech heard no unusual noises from system. Tech found 7.5uf blower capacitor reading very weak at 4.35uf. Blower motor is warm to the touch. Tech found 5uf fan capacitor reading low at 3.9uf. System pressures are a bit low indicating system slightly low on R410a refrigerant. Reports system has been cooling fine this summer. Tech found one leak hit on bottom left corner of indoor coil. Could not duplicate again after leak searching several minutes. Tech recommends replacing both weak capacitors and getting system on preventative maintenance. Quoted prices for capacitors and leak search. Customer declined leak search for now. Approved PSA, capacitors, and adding refrigerant. Tech a

System 4 was cooling in conference room on arrival. Indoor coil has thawed. Indoor coil is clean. Insulation in return is damp from ice melt. Permanent 20*20 filter looks clean. Tech uploaded pictures of refrigerant pressures. Subcooling is measured at 10 degrees. Design subcooling is 13. Indoor coil temperature is about 36 degrees due to low outdoor temperature for cooling mode. Tech suspects filter may have been dirty. Cycled power and allowed system to cool for ten minutes. Uploaded running pressures. Found no challenges. Leak searched indoor coil. Found no refrigerant leaks. Changed blower from speed tap 2 to speed tap 3. Let Roger on site to clean washable filter every month and let us know if there are any further challenges. No charge for CMA follow up.

PERFORMED CMA FULL SERVICE ON 6 SPLIT SYSTEMS, 3 MINI SPLIT SYSTEMS AND 2 GAS PACKAGE SYSTEMS. SPLIT SYSTEM 4 EVAPORATOR COIL WAS FROZEN OPEN ARRIVAL, DIAGNOSED SYSTEM FOUND GOOD AIR FLOW, ALSO FOUND A LOW DELTA T READING OF 11. READING ON DELTA T SHOULD AT LEAST BE 17, WHICH INDICATES SYSTEM IS LOW ON REFRIGERANT. THERE WILL BE A DEMAND TECH COMING SOON TO ADD REFRIGERANT IN SPLIT SYSTEM 4. GAS PACKAGE UNIT 2 HAS WATER IN THE BOTTEM OF DRAIN PAN, THE WATER IS LOWER THAN THE DRAIN LINE EXIT POINT OF THE UNIT. ALL OTHER SYSTEMS WERE OPERATING PROPERLY.

Tech waited for the costumer to unlock the mechanical room to perform diagnostics. Found the system operating with no delta T, only room temperature air. Compressor was not running due to a failed 70uf dual run capacitor. Replaced the dual run capacitor and compressor started up without challenges. Tech noticed the refrigerant levels slightly low, tech added 1lb of R410a to aquired proper refrigerant Levels for cooling. Due to the location of the condenser(enclosed brick wall by the dryer vent exhaust) and heat load in the laundry area, slightly high head pressures will be expected, condenser coil is clean. Delta T of 20 degrees was aquired after the repairs. Tech informed Tara of the findings and repairs and approved. System is back cooling.
