Job Locations and Reviews
Tech serviced and cleaned units. Exterior portion was only done this trip. Upon arrival tech knocked 3 times at first and once after cleaning still no answer. Tech faced no issues this visit. Tech left 2 20x25x1 and a 14x30x1 filters at the door.
Tech arrived and found system in 6 flash fault for pressure switch fault, tech found that inducer draft assembly was not coming on even when power was applied to motor. Tech diagnosed failed inducer draft assembly and got approval for repair. Tech completed part needed form and informed office of issue.
Tech serviced and cleaned unit. Upon arrival customer told tech that his heat was not working. Tech found 6 flash codes. Tech could not find the issue. Tech faced no other issues this visit.
Tech dropped off 24x24x1 filter
Upon arrival tech found condenser out on lockout. Tech reset system and found suction pressure drop immediately in heat mode. Tech ran system in cool mode and found suction pressure did not drop. Confirmed no airflow issues, added 410a to system to verify failed outdoor TXV. TXV will need to be replaced. Gave estimate, customer will call with decision.
Tech found only 1 heat strip bank working. Tech verified all banks are receiving power from the sequencer but wires are burnt to the others. Tech found multiple wires burnt and electric furnace needs to be rewired. Tech also found multiple vents clogged and blocking airflow. Coil is also dirty. Tech recommends ESA. Customer approved repair and monthly ESA. Tech required heat strips and found all heat strips working. Tech noted an out of tolerance capacitor at 2.5/7.5, customer does not want to replace it at this time. Once repair was complete, tech found only half of the vents are not getting heat. Tech found the crossover pipe is down and would need to be replaced. Tech quoted repair, customer declined repair
Tech found only 1 out of 3 heat strip banks working. Tech found the bottom sequencer not passing voltage and found the top heating element broken. Tech found system is in need of maintenance or replacement and recommends ESA. Tech was able to get 2 out of 3 running by swapping the wires on the bad sequencer with the wires on the broken heating element. The data tag cover is missing for the electric heater so we are unable to locate the heating element. Customer agreed to a monthly ESA and tech cleaned the evaporator coil and replaced filter today.
Tech found heat strips not running due to a burnt fuse link. This likely occurred due to blower not running. Tech replaced fuse link under contractor warranty per office.
ESA Premium plan customer. Tech found 2 flash error at the air handler indicating open or shorted evap coil sensor. Tech found 2 coil sensors are tied to 1 plug. The one on the left side of the plug has 12k ohms the one on the right is OL. Part will have to be searched and quoted on Monday.
Tech found blower not running and overheated. Tech spun the wheel and found the wheel is pinned against blower housing. Tech readjusted wheel on blower shaft and made sure wheel spins freely. Tech tightened bolt to the shaft. Tech verified motor is back up and running. Tech verified both zones are getting airflow. System is back heating properly.
Tech washed and serviced unit per service agreement, tech found no challenges at this time, will need to return with 1 20x30x1 filter, the system is back up and running and holding a delta t of 20+ degrees
Tech washed and serviced unit per ptu tech found no challenges at today’s visit, tech needed 8 foot ladder to service air handler office sent out senior technician to service air handler, customer invested in ESA monthly agreement, the system is back up and running and holding a delta t of 20+ degrees
Found a blockage in hand held sprayer. Cleared blockage and tested good.
Upon arrival tech found failed variable speed blower motor/module. Gave customer estimate of repair, also recommended replacement as system is out of warranty. Customer will call when deciding further.

Tech washed and serviced unit tech found no challenges at todays visit. Tech reccomended media filters due to not having a 14x20 on hand. Customer not intrested at this time. Tech used a 20x20x1 filter. Unit is cooling with a delta T of 19.
Tech preformed preventative maintenance and serviced system. Tech recommended hard start kit to lower start amps and preserve the life of the compressor. Customer did not invest at this time. System is up and running with a delta t of 18.
Tech preformed preventative maintenance and serviced system. Upon arrival, customer asked technician for quotes on 2, 20x20 return grates and also a quote to fix return duct in closet. Tech will send information over via email. Tech found capacitor to be failing and recommended replacing. Customer did not invest in replacement capacitor at this time. System is up and running with a delta t of 27.
Tech preformed preventative maintenance and serviced system. Tech recommended a surge protector to protect system against power surges. Customer did not invest at this time. System is up and running with a delta t of 20.
Upon arrival tech monitored humidity readings inside home as well as in crawlspace. Found 65% humidity inside and 85% in crawlspace. Crawlspace floor is slightly wet at entrance. Recommended sealing crawlspace door. Set humidity at dehumidifier at a drier setting to help pull humidity out of crawlspace. We will need to return and replace dehumidifier filter per office. Tech informed customer of findings and also stated system will not run much with mild weather therefore it will not pull humidity out of home and cause slightly higher humidity. Stated we will monitor humidity remotely as humidity in crawlspace drops.

Tech serviced and cleaned units. Tech found capacitor on apartment B rating at 56.1/35. Tech recommends replacement. Tech called homeowner to see about replacing. Customer approved turbo capacitor. Tech installed turbo. Tech faced no other issues at this time. Both units are heating and cooling efficiently. Mail invoice.
Performed CMA Full Service on 3 split heat pump systems. Office Front - tech found the system cooling properly at the time of service. Technician also tested heating function and found no challenges. Outdoor unit was severely impacted with dirt and debris. Tech thoroughly cleaned outdoor coils to ensure proper airflow and increased efficiency. Office Back - no challenges present today. System is heating and cooling properly. Outdoor coil was also very dirty. Coils cleaned and rinsed to ensure proper airflow and optimal efficiency. Break Room - tech found system to be cooling and heating properly. All electrical tested to spec and system was cleaned. Compressor Megohm test did show it to be reading in CAUTION range. This has been stated on previous visits. All filters changed and old ones disposed of.
[email protected] Found no power to the upstairs airhandler which is powered thru generac. Tech found the breaker for the upstairs unit intact and no display at the generac module box. Customer would need to contact the generac company to have them diagnose their equipment. Customer currently has a maintenance agreement with another company. Upstairs system is down for now.
