Tech found system in high limit error. Tech restarted system and found a failed variable speed blower motor. Tech recommended replacing system due to price of repair and age of equipment. Tech sent quotes for motor and ESA. Field supervisor notified.

Tech found system void of refrigerant. Tech performed a leak search and found a very large leak. Previous tech also noted a leak in the evaporator coil. Tech strongly recommended replacing system as it is a 26 year old R22 system with major repairs needed. Customer wanted to repair the main leak and recharge system only, declined field supervisor visit. Tech informed customer that the compressor may fail at any time due to it running with no refrigerant. Tech repaired hole in the line, pulled a vacuum, pressure tested and recharged system. System is heating properly and running aux heat properly at this time.

Emailed proposal to customer. They are going to get other quotes.

Tech washed and service unit per service agreement, tech found no challenges at this time, tech found evaporator coil rusted and corroded, tech leaked searched system and found no solid leaks at this time, tech notified customer of situation and told her we would keep an eye on it, system is back up and running and holding a delta T of 20 degrees

Customer invested in new gas pack

- Tech found cracked firewall on Ruud Gaspack, allowing blower to interfere with gas flow into the heat exchanger and open the flame rollout switch. Heat exchanger needs to be replaced for safety and operational concerns. - Tech recommended a system replacement on account of age and condition. - Checked duct work and reported findings to field supervisor. Gas is turned off at gas valve. No charge due to maintenance turnover.

Move A Vent

Tech performed service on trane package unit. Tech found uv bulb to be burnt and not functioning. Recommend replacement of bulb. Installed and replaced after customers approval. Tech also recommended plasma air purifier, installed also after customers approval. Customer renewed maintenance plan. Delta t is within specification and customer is satisfied with todays visit. Found no other challenges at todays visit.

Tech performed service on ruud package unit. As tech was checking delta t, system is not heating properly. Tech tested contactor and tested ok, as well as capacitor and compressor. All tested within specification. Tech also leak tested system, found no leaks at this time. Tech called office and stated will get demand tech to come and take further look at system. Customer renewed maintenance plan. Found no other challenges at todays visit.

PERFORMED CMA FULL SERVICE ON 4 GAS FURNACE SPLIT SYSTEM. TECH CLEANED EVAPORATOR AND CONDENSER COILS AND CLEANED OUT SIDE CABINET OF CONDENSER SYSTEMS. TECH FLUSHED DRAIN LINES AND COMPLETED FILTER CHANGE OF 8-20x20x1 FILTERS. SPLIT SYSTEM #1AND #2 HAVE DELTA T THAT WERE A LITTLE LOWER THAN THE STANDARD 17 DEGREES DIFFERENCE. TECH NOTICED DUCT WORK IN ATTIC IS IN POOR CONDITION WHICH MAY BE CAUSING COOLING ISSUES FOR SPLIT SYSTEM 1 AND 2. SPLIT SYSTEMS #3 AND #4 WERE COOLING PROPERLY. CUSTOMER STATED THEY HAVE BEEN HAVING PLUMBING ISSUES, SOMEONE FROM OUR OFFICE WILL REACH OUT TO DISCUSS PLUMBING OPTIONS AND SOLUTIONS REGARDING PLUMBING ISSUES. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

Tech washed and serviced unit. Upon arrival customer had to go and asked tech to change 20x25 filter. Tech found leak in evaporator coils and compressor ohaming red, corresponding with previous techs findings. Customer is aware of units condition and is not interested in replacing until unit stops working. Tech also brought up Trane promo to customer. Was not able to get delta T due to homeowner leaving.

Tech washed and serviced unit, tech found rusty evaporator coils, no leaks detected. Although unit is older no issues found and compressor is megging green. Customer did not wish for tech to enter home. Left 14x20 with homeowner. Need a 24x24x1 dropped off next time someone’s in area.

Performed ESA, tech found no issues at today’s visit. Tech cleaned and serviced system.

Tech found gas valve was on the off position. Tech turned on and system engaged with no issues. Tech adjusted gas pressure within specs.

Tech performed Tune up on 1 system, customer was concerned about burning smell when heat comes on tech explained how heat strips burn dust after not being used. Tech found no filters in system, furnace was very dirty covered in dust and debris tech cleaned flushed drain. Found no challenges with condenser at this time, tech recommended service agreement to keep system maintained customer didn’t want to do at this time.

Tech washed and serviced unit and found slight mildew build up on the blower housing tech recommended plasma air tech recommended plasma air customer is interested but would like to do some research first. Unit is up and heating and cooling properly at this time.

Tech preformed preventative maintenance and serviced systems. Tech found UV Bulbs to be blown in both the upstairs and downstairs systems. Tech recommended replacing both bulbs. Customer invested in replacement bulbs for both systems. Tech also recommended hard start kit in downstairs system to lower start amps and preserve the life of the compressor. Customer did not invest in hard start kit at this time. Tech cycled heat to ensure systems are heating properly for the winter months. Both systems are up and running with a delta t of 21 and 25.
