Job Locations and Reviews
Tech preformed preventative maintenance and serviced both of the downstairs systems and the upstairs system. Tech found that downstairs unit 1 had a plasma air and recommended a plasma air for the other downstairs system and upstairs system. Customer did not invest at this time. All systems are up and running with a delta t 22, 23, and 24.
Found common wire of condenser fan motor left unplugged. Plugged wire back in and fan started properly, amp draw is within spec. System is back up and heating. Service warranty.
Tech replaced exhaust connection. Tech verified no CO leaks at the connections and verified 0PPM CO in the conditioned space as well as the attic. Customer stated no issues heating since repair was performed. System is now heating and exhausting properly.

— Performed CMA Full Service on 3 Rooftop Package Heat Pumps. — Staff states that thermostats were recently moved into manager’s office and suspects they are now not receiving an accurate reading of the temperature in the gym area. This work was performed by others. There are still sensors in place of the old thermostats. — 1 - 2018 Carrier Package Heat Pump: Left Side: Outdoor fan motor capacitor tested weak. This has been reported multiple times prior and has likely had a large effect on the lifespan of the outdoor fan motor. Recommend replacement of capacitor. Outdoor fan motor pulling amperage at max rating, likely as a result of weak capacitor. System will fail to operate correctly upon failure and may impact other components of the system. Provided estimate for replacement of 10 mfd capacitor. System operating with a cooling temperature difference of 15 degrees. — 2 - 2019 Carrier Package Heat Pump: Right Side: System operating with a cooling temperature difference of 17 degre

HP #3. Mr. Hatcher stated system has not been heating since he replaced thermostat. Switched O and W to correct terminals to allow correct operation. Verified correct programming, and cycled system with no further challenges.

Air Rotation Heater above Members Lounge is not part of service plan. — Arrived to find Thermostat for System 1 set to emergency heat. Corrected setting to heat and verified proper operation. — System 3 - 2012 Trane 3 Ton Split AC: Dining Area: Outdoor fan motor capacitor tested weak. This will have a negative effect on the lifespan of the motor. Recommend replacement of capacitor. This was documented at last maintenance visit. Provided updated estimate for 5 mfd capacitor. — System 5 - 2023 Trane 5 Ton Split Heat Pump: Pro Shop: Outdoor fan motor capacitor tested weak. This will have a negative effect on the lifespan of the motor. Recommend replacement of capacitor. This was documented at last maintenance visit. Verified unit is past 1 year commercial warranty. Provided updated estimate for 7.5 mfd capacitor. — Customer
PERFORMED CMA INSPECTION ON 16 SPLIT SYSTEMS AND 4 PACKAGE SYSTEMS THROUGH 7 BUILDINGS. SPLIT SYSTEMS 1, 2, &3 AT PRESCHOOL BUILDING ARE PERFORMING PROPERLY, CHECKED FAN, COMPRESSOR AND BLOWOR MOTOR AMPERAGE, ALL AMPERAGE CHECKS WERE INSIDE CORRECT SPECIFICATIONS. TESTED COMPRESSOR WINDINGS WITH MEGAMETER, COMPRESSORS FOR SPLIT SYSTEM 1, 2, & 3 WERE GOOD AND IN THE GREEN ON MEGAMETER. FLUSHED DRAINS LINES AND ADDED CONDENSATE TREATMENT TABLET. CHECKED THERMOSTAT FOR PROPER FUNCTIONS AND TESTED SYSTEMS IN HEAT MODE, SYSTEMS HAD A DELTA T OF 18 DEGREES ARE OVER AND ARE HEATING PROPERLY. AT MAIN BUILDING SPLIT SYSTEMS 1,2,3,4,5,&6 ARE ALL OPERATING AND HEATING PROPERLY. INSPECTED EVAPORATOR COILS, THERE IN GOOD CONDITION. FLUSHED DRAIN LINES AND TOOK FAN, COMPRESSOR AND BLOWOR MOTOR AMPERAGE, AMPERAGE CHECKS WERE INSIDE CORRECT SPECIFICATIONS. THERMOSTATS WERE FUNCTIONING CORRECTLY FOR ALL MAIN BUILDING SYSTEMS. GAS PACKAGE 1 & 2 AT MAIN BUILDING HAD A DELTA T OF 18 OR ABOVE, BOTH SYSTEM

Tech washed and serviced unit per service agreement, upon arrival tech saw that condensing fan was not on but compressor was on, tech cut power to condenser and turned it back on and fan kicked on, tech finished service and cut power back on, when tech was collecting materials the fan cut back off but compressor was still running, tech made sure connections were on tight and everything checked out, tech cut power off and back on ad fan station running again, the system is running and holding a delta t of 20+ degrees

Tech replaced exhaust pipe and found pipe full of water. Tech broke part of exhaust connection to the inducer motor and was able to use a coupler to provide temporary heating. System is heating properly and no water sloshing in inducer motor. Need to return with part.

PERFORMED CMA INSPECTION ON 4 SPLIT SYSTEMS. SPLIT SYSTEM #3 DUAL RUN CAPACITOR RATED FOR 35/5mf TESTED WEAK AT 32.32. CAPACITOR DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR. THERE IS AN ESTIMATE ATTACHED TO THIS INVOICE FOR REPLACEMENT OF DUAL RUN CAPACITOR FOR SPLIT SYSTEM #3. SPLIT SYSTEM #4 DUAL RUN CAPACITOR RATED FOR 35/5mf TESTED WEAK ON COMPRESSOR SIDE AT 27.00. CAPACITOR DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR. THERE IS AN ESTIMATE ATTACHED TO THIS INVOICE FOR REPLACEMENT OF DUAL RUN CAPACITOR FOR SPLIT SYSTEM #4. Upon arrival tech was informed system was turned off at thermostat but system was still running. Inspected and found thermostat fan mode was in the On position. Changed to auto and system cut off. Turned heat on for a few minutes then back off and everything is back operational at this time.
Tech found furnace throwing a pressure switch error code. Tech restarted furnace and found it lighting up properly but noticed water sloshing around inside the vent pipe. Tech found the vent pipe angle was incorrect and water is unable to flow back to the trap. Tech also verified furnace trap and drain lines are not clogged. Tech also noticed the 90 degree elbow is leaking. Tech quoted correcting the vent piping. 1 2 inch coupler and 1 2 inch 90 degree needed.
Tech sealed all foundation vents with spray foam, also added foam board to interior of crawlspace door. All photos on file.
Crawlspace company recommended adding encapsulation to crawlspace, sump pump, and digging trench around foundation to prevent water from entering through foundation. During inspection they stated sunlight can be seen through foundation vents where they were sealed during dehumidifier installation, and crawlspace door should be sealed as well. Found some areas on vents that can be touched up, but also areas where framing meets foundation in need of addressing cracks which customer is aware we cannot address. Customer is requesting we use a sealant such as spray foam instead of clear silicone for vents. Also requested that we insulate/seal 3x2ft crawlspace door. Office will look further into solution and reach out to customer. Verified dehumidifier is working properly. Sealing vents where needed, and encapsulating crawlspace would enhance performance.
