Unit 5…tstat in office. Air handler needs 60 amp 3 pole bolt in breaker condenser needs 30 amp. Drain line not insulated all the way. Need 30’ of armoflex. Unit 4…..tstat in kitchen. Air handler needs 60 amp 3 pole bolt in breaker condenser needs 20 amp. Drain line not insulated all the way. Need 30’ armoflex.

Upon arrival tech was shown where kitchen system #5 was. Inspected system and found it not running at all due to duct detector being tripped. Reset duct detector and system cycled on. Tech spoke with employees on site and no one has noticed any odor inside kitchen area or the building. Te h also did not notice any unusual odors inside building either. System #5 is back operational at this time.

Performed ESA, tech found same issue from previous visit. Blower motor causing noise and over amping for the upstairs system. Blower will eventually fail and informed homeowner of that. Homeowner declined renewing maintenance. Both systems are cleaned and serviced.

Tech preformed CMA FULL SERVICE on 5 Gas Package Units. All Systems are operating at this time but have some challenges. Gas Pack #2 still present same challenge as previous CMA Visit. System is operating at this time but is in need of condenser fan motor and capacitor. Gas Pack #1 is in need of a fan capacitor but is operating at this time. Gas Pack #4 is in need of 3 fan capacitors but is operating at this time. Tech has attached estimates to invoice for repairs needed. Customer spoke with tech about ceiling leaking in women’s bathroom. Tech was unable to locate leak coming from unit on roof above women’s bathroom. Drain pan is intact and drain is flowing properly. Tech did find that roof top does retain water and debris around unit. Tech suspects leak in roof membrane. Tech has attached pictures to invoice. Tech has also attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Upon arrival tech began pumping system down. Replaced bi flow filter drier, tech was able to confirm fixed orifice at air handler was installed backwards and the wrong size based on condenser capacity. Tech installed .083 orifice that came with condenser. Pressure tested to 360psi for approximately 10mins. Pulled vacuum on circuit. Released charge and ensured proper superheat. Tech added an additional 4lbs 6oz of R410A. Also found 10mfd fan terminal on dual run capacitor reading below specs, homeowner approved replacement. System is back operational at this time.

Techs found loose blower wheel due loose security bolt. Techs resecured bolt and found motor is over-amping and burning up. Advised customer of repair estimate and they opted to receive a quote to replace the system.

Upon arrival tech was informed since moving into house system has not been able to keep up, condenser was changed 5 years ago and it still has not been able to keep up. Tech began inspecting system and found the new condenser call for a 083 piston at the coil in the attic. According to sticker on line set piston installed is a 076. Tech believes piston installed is either wrong or potentially installed backwards due to superheat number being to low and allowing to much Freon into coil. Will need to return to pump system down, change piston which is with paperwork at condenser, pull vacuum and recheck charge. Homeowner stated she is going to talk with husband and will call office back when they are ready to do repair. Estimate has been emailed.

Tech preformed CMA INSPECTION on 5 Gas Package Units. Upon arrival tech was told Gas Pack #2 was not operating. Upon inspection compressors were shutdown due to internal overload. Tech also found condenser fan not operating. Tech shut system off to let system cool down. Once system cooled down tech restored power and compressors and fan started to operate. Tech checked pressures and Delta T and found system was within specifications. Tech believes Condenser Fan Motor became too hot because of weak capacitor and stopped operating, which inturn caused compressor to overheat and shutdown. Tech has provided estimate for replacing condenser fan motor and capacitor, but Due to age of system, condition of system and current challenges, Tech does recommend replacing System. Office will contact customer with proposal of replacing. System is currently operating but will overheat and shutdown again. Tech preformed CMA FULL SERVICE on 2 Gas Package Units. Both Systems are operating at this time. Tech did reduce blower speed on Gas Pack #2 to decrease air speed and increase Delta T. Tech was told Gas Pack #1 was not operating. Tech found thermostat set to 77 and room temperature was at 80. Tech turned set temperature to 74 and Unit began to operate. Tech checked System and everything is operating within specifications. Tech believes schedule was set wrong on thermostat. Tech turned schedule off and set thermostat to 73. Tech has attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Tech found the popping noise was from the back pressure on the supply and return plenums. Tech tested external static pressure and found it at .64 which is slightly high. Pressure drop across coil was .08. Tech verified blower wheel not dirty, coil is clean and filters not clogged. The only repair would be replacing the ductwork. Tech found the furnace is 20 years old and the coil and condenser are both 1989 units. Tech found coil in poor condition, primary and secondary pans both rusted out, drain not insulated, compressor failed megohm test and compressor terminal wire partially melted. Verified CMA tech findings. System #3 (front dining area) has a hole in the heat exchanger, indoor blower pulleys need to be aligned and have the belt replaced. Gas was shut off due to safety precaution. Compressors are in the caution/bad level, compressors are expected for failure due to low inner insulation value readings. Heat is not operational at this time. System #4 Circuit #2 R22 suction pressure drops, to 26psi, discharge pressure of 147. Suspects low on R22 refrigerant. Need to add 1-2lbs of R22 to text proper operation of the indoor TXV, prior to diagnose a bad Indoor TXV. Leak search level 4 may be needed. Roll out switch is tripped on gas stage #1. Smoked out inducer motor, potential rusted out heat exchanger with holes due to a flame roll out switch triggered. Dual wheel Indoor blower would have to be removed to physically look at heat exchanger. Tech returned to complete approved repairs. Tech replaced thermostat for System #1. System is operating correctly at this time. Upon inspection of System #6 tech found weak fan capacitor. Capacitor is rated for 7.5 mfd but tested at 6.60 mfd which is below normal operating range. Tech replaced capacitor and system is operating within specifications at this time. Tech has attached pictures to invoice of repairs.

Tech preformed CMA FULL SERVICE on 5 Gas Package Units. Gas Package Unit #3 is currently down due to pulleys from blower motor and blower shaft being misaligned causing damage to belt. Both Compressors for this unit failed megohm test. Tech also found the inducer motor making a sheering noise indicating fan blades or bearings are damaged. There is also a hole in heat exchanger. Due to multiple challenges tech recommends replacing System. Tech will have office contact customer for further solution. Gas Package Unit #4 is operating at this time but tech found evaporator coil starting to freeze up. Air filters were extremely dirty along with coil, tech did replace air filters and clean coil thoroughly but challenge still exist. Tech recommends Demand tech to further investigate challenge. Tech preformed CMA INSPECTION on 7 Split Systems, 7 Mini Split Systems and 1 Window Unit. Split System #4 ( kitchen) is still down due to compressor being shorted to ground, issue was found during previous CMA Visit. Tech recommends replacing System. Split System #5 ( front nurses station) is operating but has multiple challenges such as leaking evaporator coil, weak fan capacitor, compressor failed megohm test and now compressor is shutting down intermittently due to thermal overload on compressor. Tech recommends replacing System. Split System #1 ( dining room) does operate but thermostat is faulty not allowing system to activate. Tech recommends replacing thermostat. Split System #6 ( front lobby) does operate but found with weak fan capacitor, tech recommends replacing capacitor. Mini Split Systems #2, #5, #6 & #7 do operate with the E.O.S. Tech preformed CMA FULL SERVICE on 2 Gas Package Units. Both units are operating within specifications at this time. Tech did tighten belt on Gas Pack #1. Also during inspection tech found the air filters did not fully cover the evaporator coil. Tech throughly cleaned coil and installed proper size filters.
