Job Locations and Reviews
Tech found thermostat satisfied upon arrival. Tech cycled system multiple times and found no issues. Tech found no issues with any thermostat wire connections. Tech found no flame travel issues. Tech did find gas set too high at 4.08 and adjusted to 3.5 for natural gas. System is heating properly at this time. Temperature increased from 70 to 73 while tech was diagnosing. Customer stated there has been no issues this week. Tech uploaded photos for inspection.
Tech replaced thermostat under contractor warranty and performed ESA. Customer just replaced filter, tech left new filter there. System is cooling and heating properly.
Kitchen unit…..wired in duct detector correctly and at system. Passed pre smoke test
Tech found system operating normally, but customer took pictures last night of thermostat showing multiple temperature sensor error codes and said thermostat would not let him adjust temperature. Tech did not have a Vision Pro, but temporarily replaced thermostat with a focus pro until thermostat can be replaced. Tech tied y1 and 2 together at the unit to allow 100 percent capacity. System is operating properly at this time.
Most of the house was warm on arrival. Thermostat in basement/bottom floor did not accept adjustment initially. Setpoint jumped to 78 immediately after adjusting it. Removed batteries and put tstat back on the wall. It is now responding correctly. Kitchen thermostat (system #1) displays error 126. Equipment change. Communication issue due to tripped breaker to front condenser #1. Tech found three condensers on right side of house. Front condenser not running. Back right condenser (serial NJ1F) has lineset frozen solid. Tech turned off outdoor disconnect. Back left condenser (system #2 for bedroom floor serial DR1F) was running, but entire outdoor unit was shaking. Outdoor fan blade appears out of balance. ECM outdoor fan was running. Tech recorded R22 pressures. Appears to be cooling normally other than the
Tech performed ESA on three systems. Tech did not find any issues with any system at this time. All three systems are back on and operating properly at this time. Tech verified all drains were clean and not blocked coming out of house to ensure proper drainage on each system.
PERFORMED CMA FULL SERVICE ON 2 DEHUMIDIFIERS, 3 EXHAUST FANS, 1 MAKE UP AIR AND 2 GAS PACKAGE UNITS. TECH FIXED BROKEN DRAIN PIPES FOR GAS PACK #1 and for GAS PACK #2. COMPLETED CMA FILTER CHANGE. PERFORMANCE REPORT AND PICTURE ARE ATTACHED TO INVOICE.
Tech found fan and compressor both not running with 240v present at line and load sides of contactor. Capacitor has failed. Tech also found a noisy return due to clogged filters. Tech recommended maintenance plan, customer declined. Tech also verified proper drainage. Tech replaced capacitor and found system operating properly. Recommend replacing filters as soon as possible

PERFORMED CMA FILTER CHANGE.
FOUND BOTH DEHUMIDIFIERS OPERATING PROPERLY. KEEPING SET-POINT OF 50% RH DINING AREA, AND 55% RH KITCHEN AREA.
Tech performed CMA full service on 2 gas package units, 1 air make up, and 4 exhaust fans. Upon inspection tech found 2 compressors out of 4 out of service on gas pack #2. Tech also found all 4 fan capacitors reading low. Due to the age and condition of this unit tech recommends replacement. Both systems are operating in heat mode normally. The air make up and exhausts are operating properly. Tech has attached system performance reports to this invoice.
Performed a full service maintenance on 3 TRANE gas furnaces and AC condensers, cleared traps, checked capacitors, motor amps, burners. Washed coils and condensers.
